The Building Safety Act (BSA) overhauls the building safety system by focussing on building structural safety and fire safety throughout the lifecycle of a building. It applies to new or existing occupied buildings over 18 metres high or seven storeys or more, which contain at least two residential units. The design, refurbishment, and construction requirements also apply to care homes and hospitals meeting the same height threshold.
As part of the Act, there’s a key a focus on ensuring all parties involved in building safety are competent and compliant with the safety regime, this includes providing better evidence of organisational competence and ensuring that engineers are technically proficient. It establishes a more effective regulatory and responsibility framework for the construction industry and introduces clearer standards and guidance for estate and project managers.
